The documentation involved in buying a house or flat is mostly standardised but each property is unique. There may be defects or deficits in the paperwork arising from work carried out to the property, or other matters which cannot be seen when you view the property; they only come to light when we receive the paperwork. Our job is to investigate the title to the property and ascertain what problems there are, if any. We attempt to resolve them to your satisfaction so that you do not have any problems whilst you are living in the property, or when you eventually come to sell it. We take just as much care when selling a property. We liaise with the solicitor for your seller/buyer, the estate agent and your mortgage lender to ensure that the sale or purchase proceeds to completion as far as possible in accordance with your desired timescale.
